Super Structure :

In table moulded red brick with cement mortar 9” thick for exterior walls and 4½“ thick for interior walls. Smooth finish with lappam for inside and sponge finish for all exterior walls.

Doors :

Complete Teak wood frames. Teak wood shutter for main door and commercial moulded flush shutters for inside doors with standard brass fittings.

Windows :

uPVC window systems./Alluminium

Flooring :

Vitrified tiles (Johnson / Asian or equivalent make) of 2’X2’ for living and dining areas. 24”x24” for bedrooms, non-skid designer ceramic tiles for balconies, kitchen and utility area 12”x12” and 12”x12” for all toilets.

Toilets :

Ceramic glazed tiles dado up to 7 feet of Duravit make or equivalent with / without, as applicable,Aluminium portion shower area in master bedroom toilet. Single level concealed diverted lever for shower and single lever basin mixer for wash basin in dining area. Powder coated Aluminium ventilators with translucent glass in toilets. Health faucet in all toilets. Provision for geyser, exhaust fan in all toilets. All CP fittings

Kitchen :

Polished black granite platform, steel sink and ceramic tiles dado mixer and chimny etc. in kitchen. Washing machine point in utility

Painting / Polishing :

Interior : Two coats of plastic emulsion paint over 2 coats of lappam.
Exterior : waterproof external emulsion paint. Enamel paint for MS grill / door frames / shutters. Polishing of all inside Teakwood door frames, door shutters & windows shutters with melamine polish and outside enamel painting

Electrical :

TV point in living area and in two bedrooms. Fire resistant electrical wires of Anchor / Legrand or equivalent make. Electrical switches of Anchor Roma. One earth leakage circuit breaker (ELCB) for each flat. Telephone point in 2 bedrooms and in living area. Split A/C power point provision in master bedroom and conduit with box provision for A/C in other bedrooms. Each flat will be provided with 5 KW power. The necessary charges for fitting service connections, transformer, panel boards, cost of meters, meter deposit to AP Transco to be borne by the buyers.

Provision of overhead tank for bore well water and municipal water. Deposits for sanction of drainage, required municipal water connections, drainage connection to HMWS and Sewerage Board to be borne by the buyers.
